Why building-wide work is the only work that lasts

In a single-family home, an infestation has nowhere to hide once you treat it. In a townhouse block or apartment building it does: shared plumbing stacks, party-wall penetrations, common laundry, garbage rooms and service chases all give pests a route back into a unit you just treated.

That is why our multi-unit programs start with mapping, not spraying. Monitors and inspection tell us how far activity has actually spread, which is almost always further than the number of complaints suggests.

From there we treat the mapped area on a schedule, seal the routes between units, and hand management a written list of the sanitation and structural corrections that keep pressure down after we leave.

Multi-block townhouse complex with cockroach activity moving between linked units through shared kitchen plumbing and party-wall penetrations. We inspected each affected block including neighbouring units, sealed pipe chases under sinks, ran a gel bait and monitor program across all involved units, and returned on scheduled follow-ups until monitors read clear.

Bed bugs and cockroaches

Two problems in one building, each on its own program. Bed bug work ran unit-by-unit with inspection of adjoining units, targeted treatment of beds, frames, baseboards and furniture seams, and follow-up inspections to confirm no surviving activity. Cockroach work ran in parallel with gel baiting and monitors through affected kitchens and shared risers.

Questions from property managers and boards

Why do multi-unit buildings need a different approach?

Cockroaches and bed bugs travel through shared walls, plumbing stacks and service chases. Treating one unit alone lets the population move next door and return, so we inspect and treat adjoining and stacked units together.

How many units do you inspect around an infested unit?

At minimum the units on both sides plus directly above and below. In heavier infestations we expand to the full stack or floor based on what monitors and inspection show.

Do you provide reports for property managers?

Yes. Every visit produces a written record of units inspected, activity found, treatment applied and any sanitation or structural corrections needed — suitable for board, owner or public-health review.

Do tenants need to prepare their units?

Yes, and we supply plain-language prep sheets. For cockroach work we need access to kitchens and bathrooms; for bed bug work, laundered bedding and clear floor perimeters. We help coordinate access with management.

How long does a building program take?

Cockroach programs usually run 3 visits over 6–8 weeks with gel baiting and monitors. Bed bug programs run 2–3 visits over 4–6 weeks, or a single heat treatment plus a follow-up inspection.
